Estateguru

Estateguru is a property-backed crowdfunding platform in Tallinn, Estonia, operated by Estateguru OÜ. It was set up in 2013 and the platform launched the following year. Borrowers are small and medium-sized companies and every loan is secured by a mortgage: bridge loans, development loans and business loans. New loans are issued in Estonia, Latvia and Lithuania only; the older German, Finnish and Portuguese portfolios are in run-off and receive no new lending. There is no buyback guarantee, so repayment depends on the borrower and on the collateral. Investors can sell claims to each other on a secondary market, where the seller pays 1% of the transaction amount. Finantsinspektsioon granted Estateguru a European crowdfunding service provider licence on 8 May 2023 under decision 4.1-1/48, covering the facilitation of granting of loans, with cross-border rights in the other EU member states.
