Fintown
Fintown is a Czech real estate investment platform, run by Fintown s.r.o. from Prague. The company was registered in July 2022 and opened to investors in February 2023. Investors do not lend to a project: they buy a participation in a loan that Fintown s.r.o. grants itself. Fintown's own FAQ names the borrower as Vihorev.Investments SE, and the Czech register shows that same company holding 65 percent of Fintown, so the platform lends to its own majority shareholder. The loans are mezzanine loans ranking behind the bank debt on the project, and by the platform's terms a loan is not secured unless the individual project page says otherwise. The contract runs between the investor and Fintown s.r.o. alone; there is no legal relationship between the investor and the developer, and if a borrower stops paying, whether and how to pursue the claim is Fintown's decision. The projects are serviced rental apartments and development sites in and around Prague, plus a residential development at Uvita in Costa Rica. The minimum is 100 euros per project. There is no secondary market: an early exit runs through Fintown itself, is barred for the first six months and costs a fee.
