Profitus

Profitus is a Lithuanian real estate crowdfunding platform. The operating company, UAB Profitus Crowdfunding, was registered in Vilnius on 11 July 2017, and the platform opened to investors in August 2018. Investors fund loans to property developers in Lithuania, Latvia, Estonia and Spain from 100 EUR, for development, purchase, refinancing and working capital. The Bank of Lithuania authorised Profitus as a crowdfunding service provider on 10 November 2023 under authorisation code LB002224, and the licence has been notified into Estonia, Germany, Latvia and Spain. Almost every project is secured by a first or second-rank mortgage on the financed property, but the terms of use also allow a pledge, guarantee or suretyship, so the security is stated project by project. A secondary market lets investors assign their claims to other users.
