Lenders do not fund third-party borrowers: they lend to Norgehouse Group itself, or to a company it wholly owns, which develops timber-frame housing built at the group's production site in Latvia. The loan is a qualified subordinated loan under Estonian law, so interest and principal rank behind every other creditor of the borrower, and no payment may be made while the company could not meet its unsubordinated liabilities. The addendum on asset backing grants no mortgage, pledge or other security over the borrower's property, although the marketing pages describe the loans as secured by houses and land. Interest is fixed in the special terms and accrues daily, only the borrower may repay early, and there is no secondary market. An auto-allocation setting can place available funds into new projects automatically.
